Work-order status
Following a repair — the list, what each status word means, comments, and the rating card.
/resident/work-orders is the record of everything you have reported. It is a tracker, not a form:
you read, comment and rate here, but requests are opened in chat and moved
along by your property team.
At a glance
| Where | /resident/work-orders, and a detail page behind each row |
| Who | Residents who have accepted AI consent |
| What you can do | Filter and sort your requests, open one, read its history, leave a comment, rate a finished repair |
| What you cannot do yet | Open, cancel, reschedule or close a request here, upload a photo, or tell the building when you will be home |
What you see in the list
The page is headed My Work Orders, over "Your maintenance and repair requests" — with your unit appended once you have a request on file.
| Region | What it does |
|---|---|
| All / Active / Done tiles | Filter the list, each with its own count. Active is everything not resolved, closed or cancelled |
| Sort: Newest | Switches between Newest and Oldest |
| Rows | One card per request on a phone; on a laptop a table of Request, Submitted and Status. A dot marks a request with something new on it |
The filter and sort go into the address bar, so a bookmarked list comes back as you left it. The list refreshes every 60 seconds and holds up to 500 requests.
What each status word means
| Status | What has happened |
|---|---|
| Submitted | On file, waiting to be picked up |
| Scheduled | Assigned, and the visit is being arranged or under way |
| Resolved | The work is done and the outcome recorded |
| Closed | The request has been signed off and filed |
| Cancelled | The request was withdrawn; no work will happen |
These five words are all a resident sees, on purpose. A request waiting on a manager's cost approval, or escalated internally, still reads Submitted. If one sits there longer than you expect, comment on it or contact your property team rather than reading anything into the word.
Open a request
Click a row; Back to my work orders returns you to the list. Opening a request clears its unread dot.
- The heading is the request's own description, with its reference, its unit and the submitted date underneath.
- Description repeats the text that was filed, and Photos shows the images that came with the report, up to 10, read-only.
- Need help? gives you a way to reach your property team about this request. Some properties show a direct email address here; most show a reminder to contact your property manager.
- Activity on the right lists what has happened, oldest first — the request being received, a technician being scheduled, comments from your property team, and the repair being resolved. Arrival details are not always shown; ask in a comment if you need the window.
To add something, type into Leave a comment… at the bottom of Activity and press Comment. The hint under it — Visible to everyone on this work order. — is literal: your superintendent and property managers read the same feed. A comment that fails to send stays on screen as Couldn't send comment, with a Resend button.

A Will you be home? question with Yes and No can appear on a scheduled entry in the activity feed. It is not wired up: the answer is not saved or sent anywhere — it disappears when you leave the page, and nobody on your property team sees it. Put your availability in a comment on the request instead.
Rate a finished repair
Once a request is closed, a card asks How was the repair? with five stars — as a pop-up in the corner once per sign-in, dismissible with the × in its corner, and again on the request's own page.
| Rule | Value |
|---|---|
| Rating | 1 to 5 stars |
| Comment | Optional at 3 stars and up; required below 3, where Submit stays off under the hint Tell us what's still wrong first |
| Where it goes | To the superintendent who was assigned to the repair |
A low rating does not reopen anything. The card says so: "We'll send this to your property team. If the problem is still there, start a new request in Chat." Do exactly that — a new chat conversation is the only thing that creates a new request.

Two things to know about this card. It only appears once a request reaches Closed, and most repairs stop at Resolved: no screen in WorkCore has a button that closes a request. A superintendent can ask the assistant to close one, and the card turns up when that happens — so a repair sitting at Resolved has simply not been closed yet. Leave a comment in the meantime if you want to say how it went. And if the activity feed claims a follow-up request was opened for the same superintendent, none was: the rating notifies that superintendent and nothing more.
If something looks wrong
| What you see | What it means | What to do |
|---|---|---|
| No maintenance requests yet | Nothing has ever been filed for you | Report it in chat first |
| No matching requests | Your filter excludes everything | Press Clear filter |
| Couldn't load your requests | The list did not load at all | Try again; contact your property manager if it keeps happening |
| Couldn't load this request | The request does not exist, or it is not yours | Go back to the list and open it from there |
| The sidebar says WorkCore and Resident Portal | Normal — the portal does not show your building or unit name there | Nothing |
| A request you just reported is missing | The list has not refreshed yet | Reload. If it is still missing, nothing was filed |
