Work orders

The property manager's queue, and what a single work order's detail page shows.

The record of every repair at your property: what was reported, who it went to, what the contractor is doing, and what has happened on it. You read and follow work here, and you can add a comment. The work itself is driven by the superintendent.

Posting a comment is the only change you can make to a work order today. Create, Dispatch, Close, Mark resolved, Contact contractor and Assign / Reassign are all switched off for property managers, so the detail page has no actions row at all. Dispatching stays with the superintendent for now — if a work order needs a contractor, ask them. Closing has no button anywhere, for anyone: the superintendent's own terminal control is Mark complete, which marks a work order resolved rather than closed, and a work order reaches Closed only when a superintendent asks the assistant to close it. The page at /operator/work-orders/new still opens if you type the address, and it will show you a success screen — but nothing is saved and the work order it claims to have made does not exist. Do not use it.

Filter the queue

Filter is on the left of the queue's controls row, Sort on the right. A Reset link appears once any filter is on. Filters, sort and the selected work order all live in the address bar, so a filtered view can be bookmarked or pasted to a colleague.

Not shipped yet

The Waiting approval filter returns an empty list on a real property, and the Pending approval first sort option does not reorder anything. A work order that is waiting on your decision keeps its Waiting Approval status chip but is counted under In progress, so filtering for it hides the very rows you are looking for. To see what is pending, use Approvals — that page is the reliable list.

The other filters are Priority (Any priority, Urgent, Non-urgent), Property and Assignee. Sort offers Newest first (the default), Oldest first, Priority (Urgent → Routine) and Pending approval first — the last of which reorders nothing, for the reason above.

Leave a comment

  1. Open the work order from the queue.
  2. Go to Activity at the bottom of the detail pane.
  3. Type in the box — its placeholder is Leave a comment….
  4. Press Comment, or ⌘/Ctrl+Enter. The comment appears in the timeline straight away; if it does not go through you are offered a resend.

The note under the box says Visible to everyone on this work order.

Rules and limits

  • The queue loads up to 500 work orders, 50 at a time. Anything older than that is not in the list and is not found by the search box in the top bar.
  • Drafts never appear, under any filter, including All.
  • Titles in the list are shortened to 32 characters. The full title is on the detail pane.
  • Property and Assignee filter options are built from the work orders currently loaded, so a property with nothing in the queue is not offered.
